A BID to build three bungalows on land in Tilstock was rejected by Shropshire Council this month as it was not allocated within a site for residential development.

Officers from Shropshire Council confirmed it would reject the plans for land northwest of Crabmill Meadow, in Tilstock, on Wednesday, October 12.

Shropshire Council case officer John Shaw explained that the land was not included in SAMDev and would not overcome any issues within the Local Plan.

In his report he said: "The site is not an allocated site for residential development and is contrary to the policies of the Core Strategy and the Council's SAMDev as a whole.

"The site is not located within Tilstock as identified in SAMDev Plan and so the development would be in open countryside where new open market housing is usually resisted, and no exceptions have been identified that would overcome this non-compliance with the Local Plan which is up to date and should be given full weight.

"Furthermore, there is no undersupply of homes in Community Cluster that would warrant a departure from the relevant settlement policies of the Local Plan."

Mr Shaw also added that there was an absence of a tree report and a landscaping plan which meant Shropshire Council could not assess the visual impact of the development, and would not give the certainty that a lack of trees would create 'unacceptably urbanising views' towards Tilstock.

The plans for the three bungalows, which would be sold on the open market, with one detached and two semi-detached, and would have been accessed by a road established for a nearby property.

Shropshire Council also noted that parking for the property was not clearly set out and it was not supported by an ecology assessment.

It was also objected to by Whitchurch Rural Parish Council, which said: "The proposed development site falls outside the current SAMDev development boundary and would therefore contravene CS4 of the adopted Core Strategy as it would be outside the designated community cluster area and would not satisfy the criteria of CS5.

"The councillors noted that the access road is very narrow and is insufficient for additional housing as it is little more than a single lane.

"On this basis the Parish Council objects to this application."
